I believe that this is due to (finally) rising interest rates deflating asset values, which is highly correlated to the exponential increases in income for top earners like CEOs, executives, money managers, RE investors, and Private Equity Groups.To me, the only logical stance is "rational optimism" (I heard this term from Morgan Housel).

Hard Rock takes almost half the income (acting as property manager) and we do get 28 free days a year (hardly used).

I’m looking to buy my first rental property soon and I’m not sure if I should get a hands on self managed property in Denver metro or a more affordable market out of state. 

I believe I can handle one or two on my own but then would want to transition to a property manager.

Thank you for your response and opinion, My goal is to do a JV pretty much, where 2 of my partners will be funding partners and I will be on a fund managing role. 

I say that because I have spent over a decade managing risk for a large multifamily lender, and as a result, I have found myself quite risk averse - to the point that I am just now getting into investing in real estate for myself.  

I have an LLC that's my management company but I personally own the house (will move it to an LLC at some point).This is what I think I am supposed to do but not sure????
