Once you find a property that is in a district that allows it to be converted from a single to a two, I would reach out to the Zoning Department or Code Enforcement Department and ask what other requirements there may be to go through this process.

The things usually covered include (i) whether the tenant's lease is in full force and effect and has not been assigned, modified, supplemented or amended; (ii) whether all conditions under the lease to be performed by the landlord have been satisfied; (iii) whether any required contributions by the landlord to the tenant on account of the tenant's improvements have been received by the tenant; (iv) whether there are any existing claims, defenses or offsets which the tenant has against the enforcement of the lease by the landlord; (v) whether any rent or related payment obligation has been paid more than one month in advance; and (vi) whether any security has been deposited with the landlord.

Lower price (maybe...I see plenty of overpriced off market deals).Cons:Chain of title and closing process can be (not always) shady, with multiple contracts, assignments, and/or changes of ownership.Less room for negotiation (most are cash only, no due diligence, take it or leave it, close next week).More downside financial risk - with no inspections or due diligence, you better know what exactly what you're getting into, and/or be able to weather the inevitable surprises.Less recourse - in many cases, you're dealing with unlicensed individuals who have no regulatory authority policing them or enforcing rules that protect the consumer.MLSPros:More info available up front.Clearer chain of title and cleaner closing process.Everything is negotiable (price, closing date, due diligence period, financing options, etc).Less downside risk with availability of inspections and process for resolving inspection deficiencies.More recourse - agents are licensed and should be following legal and ethical guidelines.Cons:More competition (if buying) - The MLS is arguably the single best way to market a property for sale, and ensure the maximum number of eyeballs can find it if they are looking.

Keep in mind that there's debate even among the landlords on this forum whether or not such a clause is even legal:http://www.biggerpockets.com/forums/52/topics/1554...It may or may not, depending on your state, be legal and therefore enforceable.

I want to offer her a vested ownership interest and plan on doing so.Website was partially updated by someone and I think they messed up the mapping showing the location when I asked them to delete the photo and bio of the prior owner - I plan a site overhaul and have a guy picked out in Wichita to come up and do Drone video of the surrounding area and promotional video of the site and executive director to put on our site and FacebookExisting policies havent been enforced like they should - I'm ramping that up now with the implementation of T Sheets time tracking - right now there are paper time sheets and I'm about to pull my hair out as I'm a non paper and digital person.

Tort, the law of contracts prevails regarding what is and isn't enforceable.A lot of people put stuff in leases that aren't enforceable....unless the tenant succumbs to believing what's printed.
