The lot is about 5000sqft and has mature trees but not much else other than leaves and dirt.

We hire outside contractors to do roof maintenance, gutter/drainage maintenance, furnace maintenance, chimney/fireplace maintenance, plumbing maintenance, tree/shrub pruning at least once a year.

I am just trying to see if there is another way to buy it.The repairs the property needs (without having looked at it myself yet) are dead tree removal and replaced fence post.

Ran a camera and found tree roots in the sewer line. 

The house is dirt cheap with an extra lot included-looks to be a pretty lot-ie. tree /bushes bordering it, but I can't seem to able to generate a lot of interest from investors (made a bunch of calls / emails as we just started marketing it last week).I'm wondering if investors have just gone cold there.But perhaps from your posts I'll figure out what's missing.

Ok, I have purchased leads once in my tenure as a lender from Lending Tree----I spent 6 figures a month to purchase leads for me and the others in my office---I learned shortly after engaging Lending Tree that they had there own lending division (lending tree mortgage) and I suspected that they were "cherry picking" the leads and distributed the rest to their customers (Although these leads were semi-exclusive, all of the clients had been contacted by "somebody" else [or several somebody elses]).

They also have people come over and take pictures of your place of clueless items such as your coat rack and a Christmas tree.
