But my understanding is that depreciation has the effect of lowering the adjusted cost base of the property when it comes to calculating capital gains on sale of the property.

So know the exact area you are buying in and know the tenant base, or you will be in for some potential headaches.The other, less opinionated and more factual comments I have would be- a) check to make sure the numbers even work for you to cash flow if you buy a property there (they likely won't, and the high desert isn't the place to hope for appreciation) and b) be familiar with CA tenant laws as they are very tenant-friendly, which could put you in an expensive pickle with bad tenants.I'm not an advocate of buying in CA at all, but if you do, I would look more towards IE or Riverside for lower priced properties than I would up in Palmdale/Lancaster.

However I think the effect is the same. 

Door hangers can be effective b/c it shows that you are in the streets and you want to do business.

If you go with this strong cash flower AND you have a long term outlook, THEN consider improving the odds of the neighborhood improving over time by becoming an advocate for the area surround your investment.

It's also probably because they are now finally catching up on their paperwork.What I'd like to know however, is how this may effect the asking price of the REO props once they begin to flood the MLS listings?
