They can't stop you from investing in RE, and I suppose they could fire you, but as long as you are good at your job and REI isn't eating into your productivity at work, I can't imagine an emoloyer having negative consequences from RE investing.

Aka just like how escrow works on a property.Maybe I am too GREEN and think as long as a person has the "capacity" to pay for big expenses(personal LOC or business LOC or HELOC etc.) that to have more than say 4k-5k in a reserve account for the above scenario seems extreme.Maybe I just do things backwards.

Once we do about a 100k rehab It will produce us an 8.5 cap at 2$/sf NNN if we just lease to regular medical and/or related businesses as it's right in the middle of a very heavily populated medical zone.Depending on timing and wether Marijuana gets a green light in November in 26 States including Cali we could lease it to a MJ dispensary on a 20 year lease with a  high double digit cap NNN.Personally, I think the train has left the station on MJ and the Fed will have no choice but to acquiesce to the desires of the 30 plus stated that will have legalized or at least de criminalized it.

In our case we use private money/hard money to perform the rehabs so unfortunately can't offer owner-financing to our buyers as the money we are paying is too expensive to make it financially feasible for the buyer as the interest eats away a large portion of the rental income.
