That's an extremely taste specific feature, you're going to offend 99% of your potential buyers/renters and the 1% that do like it won't have any money, credit, rental history, or job to support what you're offering.If you're going to spend extra money make it appeal to everyone.

You'll be putting 25% down for the first 4, 30% after that.Given you don't have a history as a LL, you'll likely need to qualify for the DTI without the help of the rent though some lenders may take it.Another option is to look for a portfolio lender.

Since you do have a history of renting and managing the duplex you might find a lender that will accept a lease and count 75% of the rental amount to offset the mortgage.
