I believe there is a good chance that after all the major updates are completed and the new price is revealed I will lose these people who may have been interested if they knew the new price before hand- closer to 500k.

My understanding is that the borrower must be current, and their property must be at least 15% underwater, so there isn't too much worry about moral hazard.Sure, the investor in the initial loan loses big time on paper, but not much more (and maybe even less) than they would eventually lose in FC.

Anyone wanting to shoot any of them could have easily attacked them by shooting through the outside windows, or jumped them leaving the building.

The cash flow will be easily eaten up with new roofs (somewhere down the line is a given) updating property to compete with others and the big kahuna-financing.

If things become uncivil and there's hurt feelings, everyone will lose.

There are also scammers who come in low, take a deposit, and then skip out before doing any work (or skip out in the middle of the job when they realize they are losing money).
