Presumably, the title company mails the deed to the county clerk and then at some point (the next day, the next week, the next month) it gets recorded.Are you saying that between the time the closing takes place and the time the deed is recorded, the buyer doesn't own the property (because it wasn't recorded)?

What does your direct mail look like, are you trying to list their house or are you a buyer?
