The dry wall had been cut out before so that is not wet.Now it has been a full week that the basement is covered in water because the bank is taking forever to come to a solution to this.We offered to still purchase it with a $6K credit.

It had rotted siding, windows, trim, wood framing, etc throughout, overgrown trees, roots, outside slab cracks, outdated and worn out kitchens / bathrooms, floors throughout, rodents in the attic with torn insulation as well as torn HVAC conduits, leaking sky lights, etc, etc, etc.

Fixall dries much harder than spackle, making it much harder to sand and remove-which is why you really have to use coarser sandpaper if you're dealing with Fixall.

In addition the economies of scale wont make sense to hire an onsite manager until you get in the much larger buildings like 30+.I notice you are a local DFW guy and you may notice that the inventory for the type of building you are talking about is bone dry.
