In your case, you hired them to maintain the landscaping, so you have to either accept that they did a bad job or go after them in Small Claims like you would any contractor that does a poor job.In my leases, tenants are responsible for "ordinary" landscaping like watering, mowing, and weeding.

From where you are right now I would say you are about 4-5 months out from seeing any type of real success generating deals due to the current competitive landscape so your focus should be on building your brand and attraction methods because MLS and other options just won't work in your location.
