My advice is find a solid property that doesn't need a ton of work up front and pull the trigger.

Whatever you do, have a solid contract in place, drafted by an attorney and witnessed signatures by a notary.One other consideration is the fairness of gifting $250,000.

Showing rental income also shows it was used in trade or business, so these two things combined are solid proof to avoid questions.

Absolutely crazy market, but I ended up with a solid deal.

You will need a solid team regardless of where you invest as the deal can go south really fast!
