Outside of that can I make money either super cheap houses?

Not a super helpful answer but experience. 

In air conditioning, the air is squeezed, which makes it hot (P1/T1=P2/T2), and then the heat is taken away by a fluid that is cooler than this super hot air, and then the pressure is released, which by the same law makes it cold. 

Chris Ivy, if you are still looking for a roofer, Meyers Construction (Eddie Myers owner) he is my neighbor, honest, inexpensive (low overhead) and does super quality work.

Then within a super short time frame, investor must sell the home at contractually agreed upon price to tenant-resident who then becomes homeowner.  

Two concerns with it:  1. not sure if I can expect to be able to refinance with 80-75% LTV on the after-repair value  2. inefficiencies likely to arise replacing plaster with insulation+drywall and installing super basic kitchen, when ultimate plan is to replace floors and put in a nice kitchen. 

For instance, subway tiles are super popular now.

I won't get super detailed, but for tax benefits, its worth looking into making an "S-CORP" election.

Frankly, someone visiting from out of town will likely not feel comfortable having to go to a laundromat in an area that they're not super familiar with.Overall, you want to do things that will help you stand out above the other listings around you.
