The most minor of market shifts, property condition shift, can shift such deep DEEP into the red and if you don't have significant capital reserves to lean back on, or sizable holdings to average out against, it's like tieing on a hangman's rope. 

The only required public notice is the Notice of Trustee's sale which can be posted as little as 20 days before the foreclosure takes placeKeep in mind these sales are big business and you are going up against some deep pockets who have title company relationships and a large research budget

Is this getting too deep for a first time? 

My offer has a two-year term just in case things take a little longer with COVID-19  and will like to have some Breathing room.

I imagine most that are starting out are not going to see gains of over $500k until they are pretty deep into their investing career.

One piece of solid advice: make sure you have DEEP pockets if you're an appreciation-only investor.All that said, I'm a cash flow investor.
