I'm hearing that a lot of HML have completely stopped doing new loans as they wait and see what's going to happen next with COVID and the broader economy.Even without the current difficulties, your primary lender won't like you taking out a very high interest loan for the DP and a HML probably wouldn't be okay with second position.Bottom line: You have to come up with actual capital to execute the deal.

A few of my loan officers from different companies informed me they are still lending but have just tightened up there lending criteria apposed to others who have stopped lending all together.

@Darson GranthamYep, it all depends on what each of feel comfortable with as far as risk, because as we are seeing is one of those events that cause real estate investors to go bust should this last longer then expected and renters stop paying.

Our township desperately needs housing (but like all townships stop short of providing it) ... a moratorium however, has put that burden squarely on their shoulders by temporarily delaying any protection investors may have had in order to provide such... which results in us as LL's definitely not allowing any applications/Tenants to move-in to vacant units ** unless certain new criteria such as below are met, in the middle of an eviction moratorium.
