I would have him sign a Disclosure of all aspects of the transaction, in front of an attorney that they know they are selling the house, that they know your intention is to make a profit, that they are not drunk or on drugs while they sign this, etc, etc, etc.

You can and should ask for rent rolls, copies of existing leases and perform your due diligence for all aspects of the investment.There are only three reasons to evict. 1.
