I would have him sign a Disclosure of all aspects of the transaction, in front of an attorney that they know they are selling the house, that they know your intention is to make a profit, that they are not drunk or on drugs while they sign this, etc, etc, etc.

Any pointers on the financing aspect of acquiring rental properties would be appreciated.

One very important aspect of investing in Real Estate that I have ignored is Networking. 

Of course that is only cash flow, so just one aspect of rental property income. 

Obviously keeping your guests in a safe environment is critical in order to avoid these issues but accidents do happen.

If you can't do that, maybe it's time to get into another aspect of REI.
