At this point, I'm pretty excited because I now have a computer program that not only automatically gathers data on distressed properties, updates monthly (automatically), but it also gives me the mailing info I need and formatted correctly to be sent directly to the printer I use for mailings.

I know I cant go over $41k but it has been my experience in the past when banks call for highest and best that even when I up my bid its rejected and put back on market.

It took me four months of looking to get my latest deal under contract because there aren't many properties that meet my criteria in my town but when It did come on the market there wasn't much competition and I got it under contract without having to get in a bidding war with 20 other investors as might be the case in bigger markets.

As has been corrected pointed out, the thing was insulated with asbestos (after it was converted).Any competent residential HVAC guy will have at least read about these.What you're going to end up doing is removing that and replacing it with a modern updraft forced air furnace set on its lowest blower speed and some additional ducting.
