Based on this information, I'm assuming you're looking for equity growth and not cashflow?

I've been maxing out my 401k for about 2 years now (and will continue until I leave).

I want to continue down this path even more so now that I've moved back to LA from Denver, Colorado and keep making friends of the REI space.

From a macro standpoint RE is changing rapidly and indicators point toward a higher probability of declining growth. 

That is negative $100 cash flow.To continue to hold, I could refinance to lower mortgage to about $1000, increase rent to $1600, cancel pool service and cash flow about $360.Or terminate lease for a struggling single mom and take the cash to turn into a larger investment. 

Has anyone been to 10x Growth Con?

Unfortunately, there isn't enough investor or owner occupied money being poured into parts of these sub-communities so they continue to remain stagnant in terms of growth. 

It definitely is a tough market to navigate and there is always a lot to continuously learn.

Continue to devour as much information as you can about the business and suddenly you'll become an overnight success without even realizing it.

We would like to continue to do so for added income as here in St.
