i've read real estate investment material that encourages using the phrase "and/or assigns" in an offer and i've also read that you should never use this phrase because it means that the seller won't consider your offer. what is the general rule of thumb concerning using this phrase?

If yours is higher, which I doubt, then sue the crap out of him...If not you will need to make the appropriate changes to your existing lot.Temporarily, you can put a catch basin at the rear of the property to catch the water and then istall underground gutters that tie in from your roof and drain then drain to the street.The other concern is the county that approved such a drainage plan...sounds like the county engineer was drunk when he approved it.

NO of course not but it got me started and in 5 years we will be worth 5 million in accessable cash and 10 million in facilities and equipment and will then cut back to 5 or 6 day weeks and 10 hour days.

They may cut it to 5 or 4% if you agree to do all the showings of the house, and take some of the normal work load from him/her.

I would think that with your primary, you would be more concerned with building equity quickly, but then again, that may just be my personal preference.

.- I've never had a buyer even ask about past mold problems in one of my houses (the fact that everything is new probably takes away most of their concerns), but if a buyer did have an issue with a past mold problem, I'd have no problem paying for a mold test during their due diligence period.

If you can find a way to send it cheaply and easily then do it if not stick to your referrals. convert everyone into some sort of referral. buying leads could reap some results but keep in mind the money is going to cut into your profits.
