if so, the focus on rent roll, your good credit, etc.According to what I saw on the VA website, you would be eligible for a VA loan for multifamily upto a fourplex if you lived in one of the units.Additionally, it is common for banks to consider the current rent rolls in the lending decision.

That's one thing I wanted to do right off the bat is start having tenants pay some utilities but gradually so they have time to either adjust or move out.

You need to contact the utility company directly and get the real answer rather than relying on seller information.Income is $1650 and expenses (mortgage and heat) are $1950.

Get the mortgage caught up, get a landlord policy on the house and utilize remedies as outlined in your default clauses if you wrapped it.
