It is currently divided as a 2-BR/1-Bath and a 3-BR/2-Bath and each unit has a full dining room, living room, and kitchen.

That will help comfort the existent owner feel more of a comfort knowing that you will have a closing.  

There are 2 parts that need to be ordered and he informed me they will take 3 days to come in since they don't have any on hand (it's winter so they must be low on stock).I provided the tenant with space heaters and they said they temperature was comfortable.  

I hope that this settles down, and they can comfortably enjoy living in the home, but if it escalates, do I hold them to the whole year or offer them to buy out?  

I have been looking to partner up but I'm not sure how comfortable I feel unless its a experienced investor.

I'm also in this low income space, a B/C neighborhood where I feel comfortable during the day.  

If you werent comfortable​ you should have moved along without wasting additional​ time on pointless​ negotiating​.

Hire a pro and learn a lesson if you're not comfortable doing it yourself.

If you accounted conservatively for all your expenses and you are comfortable in that neighborhood it may be worth it.

These properties tend to come up most often, but its out of my comfort zone.
