I would recommend locating a good agent first. 

I understand the odds of collecting are very low, but once in a while, it seems like a tenant will pay if they need a house loan.If you also know a good collection agent, pls feel free to PM me.

I just heard back from my agent that she has the complete title work and she is waiting for the title company to answer few follow up questions from the lender after which they can prepare closing documents.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

In my business, I list the property owner the same way they are listed on the deed, then I name my PM company as the agent for that owner.Keeping your name off the lease doesn't protect you from any liability.

I have not seen that application of the coverage yet so your agent may have to shop it to several of the Environmental markets.

This is a very valid point, I supposed with my LTR’s I do post addresses, just typically gated by a trusted real estate agent to sort for valid options.
