So the solution that has worked for me in the past is making phone calls to small banks, credit unions, mortgage brokers and understand the guidelines for each of them Each of them can be different, and usually I find one which fits my requirements

One of our tenants sent her a warning letter from their lawyer, and she kept quite for a while.we have also told her to call the police couple times, surely enough she never called.I think telling her to call police actually help the situation becasue her complains were based on no basis, and she probably don't want to get in trouble for calling police because of silly reasons.Our HOA has helped a bit too, a lot of time conflicts go directly to HOA, which save us some crazy phone calls and emails.for you, how was the noise level between the upper and lower level?

We try to weed people out with the info we have before spending money - we use a point system to grade the info on the application against our criteria, we do internet searches on Facebook and for mug shots, and make phone calls before spending money.

The web site is something that I can afford to have done so I can continue doing more important tasks to find deals.Mailers, answering the phone, wife 4 kids, mow lawn, part time job, driving for dollars, podio, probate listings, Excel files, chess, video games, $$$, call leads, oil change, eat, sleep, breath, omg kid again, twice in one night, how is that even possible. lol Yea you know the drill.
