@Juan PardoI ask the same question here, why would any one lease a car and give GM or Ford hundreds of dollars a month, when I can just make my own car........that’s right!

, just keep things neutral, occupants, non smoking now has to specify tobacco or other old leases didnt, know service animal regs, and if not important now you will most likely be asked, best advice is document document, I like a short videoed walk through, esp if you can do with tenant, give them a copy so they remember condition too, make it sound like a ribbon cutting but really cwa and hand them everything there, some have forms for direct deposit from bank for rent checks, some have a few preaddressed envelopes, make copies of everything , keep backups, and originals, dedicate a file cabinet if you need too, yes even for disks in their own file, it wont take up that much space and you will be batter to have than not, sounds silly but document inquiries even, (wasnt John Doe asking about a rental last month?

All that is very, very hard to do when your cash flow is in the hundreds of dollars - a $6K roof can eat a year of cash flow for multiple properties.

You probably could do that one if you know how to paint / drywall / install cabinets / tile / lay floors, etc. etc.My guess is that while this is all very appealing, you may save 9% or more but it may take you twice, or three times as long to finish.What happens when a construction conflict arises and because you're not sure how to solve it, all your subs pull off the job until you figure it out.

My goal is to have 10 in the next 5-10 years and if each cash flows a hundred or two by the end of the 10 years, that will suffice.
