Fast forward a year later, we get an offer and the new buyers find an oil tank as part of their pre-purchase inspection. 

Older park, good rental history with no vacancies hardly, and its in an area to where there would be little interest from other buyers.

@Stephanie Choi a team is a group of realtors who've built a team, they have a buyer's specialist, listing specialist, transaction coordinators etc.   

The original purchase contract closing date expired so we had to extend the contract for another 15 days to give buyer's lender more time.

I'm trying to do this ASAP as we're into August and most renters/buyers are moving now.Any help or guidance would be appreciated, as this is my first shot at a BRRRR/rental - thanks in advance!

The last offer we had (last year) the buyer freaked out over it and cancelled their offer.

Instead, I would like to make improvements to the property and flip the contract to a new buyer for more than my cost to purchase and cost of improvements. 

I am still in the early stages of researching this and doing due diligence  but I was hoping to hear from the BP community if you have any advice and if someone already built a blank structure before without securing a buyer/tenant.
