By risk I mean the whole spectrum of possibilities for losing money, from micro to macro.

As mentioned you would lock in the tax bill on a 721 but it does provide broad diversification and liquidity should that be a goal.

So yes that can be a scary topic, but one thing that has been easing my mind on the idea of mortgage ,is what the other Nicole mentioned, house hacking; for me personally I like the multifamily side of the spectrum.
