Inspections usually range anywhere from $300-$700 depending on the quality of the servicer and any additional tests or bonds that need to be conducted.

So often I was eventually able to connect with someone...who was new, hungry, looking to cut there teeth and perhaps own or manage 2-3 rentals in the area. 

If the contributions are allowed pretax, then you have the advantage of income deferral (I am a big defer, defer, die kind of guy, so this can be appealing) but at some point, just like depreciation, you will end up accounting for it.  401K's have obvious limitations.. usually in the form of narrow investment choices that are all tied to the stock/bond/mutual fund market.

I am personally of the opinion that the simple human bonds that we all share transcend every flag and religion.

It also occurred in the 1987 stock market crash, junk bond crisis, S&L crisis, 1980 gold fever, and dozens of financial calamities.A complete lack of liquidity.The buyers disappear after major run-ups in any market because they are afraid.

After you cut your teeth with a small multifamily, what was the most challenging aspect of moving up to buying packages of properties? 

With TPO/PVC the flashings are coated with the same material, so when they are welded together it is a permanent bond resulting in a much longer leak resistant installation.The life expectancy is also much longer for TPO/PVC.

Younger people missing teeth for no apparent reason are real red flags.  

Stock and bond trading is much different as you do not have the consumer-borrower relationship as you do with mortgages.
