@Meghan McCallum More than once I've had buyers walk after a bad inspection (during the contingency) w/ the bank unwilling to budge at all in price, then the next day after they receive the cancellation I get a call inquiring on what my buyers need to get the deal done.

Why should a house easy to sell have the same fee as a house hard to sell requiring five times the work, energy, cost, etc. and with less likely hood of successfully receiving a commission?

If I still require a mortgage even after receiving some funds form private lending, wouldn't it raise a red flag to the bank where I got the money from when showing proof of assets?

It doesn’t really matter.....assuming the mtg foreclosing was Recorded before the tax lien was, the IRS has 120 days from the sale, or from receiving proper notice of the foreclose didn’t serve them, to redeem (pay you back your purchase price.
