I believe that is a bank requirement for some banks to make sure you aren’t using more debt for the down payment that may put you over the dti ratio that they used to qualify you for the loan.

@Suki Su I don't know about the other information, but I believe some hard money lenders will have you put down 25% of the full amount needed, and others will off the loan with a smaller down payment, but higher rates/ fees.
