I was mainly focused on the Class A but they are 175K more for 2-300 sq ft + garages and only get 200$ more per rent per side (this is a 2023 duplex - No garages 3/2/0 1100sq ft per side. these are day 1 numbers with base case rents (rents on a class b are supportable by section 8 where as the other more expensive units would be too much for the same 3/2 .

Because last year it was only 0.08% in March and last three months it’s been averaging .23%…We will float around 2.75-3% throughout the year and only way it goes lower is if housing pops.

The humidity in the crawl space is not too bad, readings have been average to a little above average in the wood and air.I want to replace the flooring to LVP or LVT but need to have level floors in order to do this.

I don't care if peddlers peddle appreciation/tax benefits/blah blah.If inflation is at 8% yoy, then appreciation of 3-4% in real estate yoy on average reduces your wealth.Thank you for this post.
