Desperation or shortcuts will often lead to bad situations.

You need targeted leads.  

I have't seen any in person yet in Berlin but did a fair amount of analysis and numbers look phenomenal COC wise even considering 15% vacancies, but then question is how long it can sustain and where is leads to or there is any good news up in horizon?
