For our first investment in VR, I wouldn't even think about doing it somewhere I couldn't get to in under 2 hrs, my $.02.We've found the Cape to actually be a decent place for VR properties as they command a high rate in season and you'll get it, as long as the place delivers value for guests be it location, amenities, uniqueness, etc.

Unless the layout of the unit is rather awkward or you decorated à la Ralph Furley, the main reason for poor uptake (IMHO) is the value proposition  - the cost does not align with the amenities for the area.

We add the extra grab bars in showers and change all doorknobs to door handles. but think new Covid-19 changes to construction and new technology like the standing wheelchair will change many things like the counter height. so waiting for them before any new conversions. lots of new tech for the blind so making all units Smart Building ready for 2021 will help. as many amenities as you can add will increase your rents in the right areas.
