Look for a place that can easily be turned into a rental and probably can add value to it with your own labor.You might could even buy an investment home and get what's called a "house hacking" loan with a 3.5% down payment and is an "added value" investment.

If the offer of 140K is too low, I was also thinking of adding a stipulation that if I sell the house above 225k, we would split the profit.

When pushed, she finally admitted to the boyfriend, but says she asked for him to be added to the lease and she is just dogsittimg (the dog tag lists her as the contact). 

If nothing too extensive comes back is this a good deal?

I've been doing extensive research for the past few weeks and have had no success on obtaining a Purchasing & Sales Agreement and an Assignment Contract. 

Gives her a time extension to avoid a citation plus givers her time to move all the personal item stored in the moved out?   

With that said, I would take deals all day that cash flow a $100 a month in my area - but only because I have the added value of monstrous apprection and I am a buy and hold (10+ years) investor.

We recently added 3 AirBNB vacation rentals in Costa Rica to our investment portfolio, and my advice is to consider:1 - all potential expenses (it is higher than you might think for AirBNB, depending on location, upscale or not, outside management, etc), especially start-up furnishing expenses2 - high and low seasons because occupancy may not be consistent throughout the year. 

If they do not qualify based on how they apply I will discuss if they want to make any adjustments like adding someone as a tenant to increase income to qualify.
