What do you think you getting in the middle accomplishes?  

I recommend doing a good amount of learning, and once you have a good idea of the process, including the steps involved and the way to accomplish those steps, make a forum post explaining that you are a newbie and want to make sure you have a firm grasp on wholesaling, and describe the whole process as if you were explaining it to someone else.

I take ugly houses and make them beautiful.

Yes I need to learn a great deal and even more so to do to accomplish all that.However a REI seed has been planted in my brain.

I have a client looking to grab a BEAUTIFUL piece of land for development because he can close as soon as zoning is done and the big guys want to wait 15 months until their current subdivisions are closer to finished.Proof of ability to close within 30 days of zoning/platting approval should look really enticing to a seller

Some how I accomplished this most difficult and risky endeavor.  

Then the bank even hires him to help them deal with the finishing touches and deferred maintenance issues all the while he continues to live rent free in a beautiful 10k sf home that he grew pot on and sold the whole time he squatted.

Beautiful cash flowing property in a highly desirable area with below market rents.
