Mind you I had no idea that this entire transaction had taken place until I spoke with Jane at that moment.The property at Rock St. isn't exactly rent ready; The Property manager knew this, and brought it to my attention and sent me estimates of repair so I had been shopping around for bids to get the place fixed up as I normally do.The details of the transaction with Jane and Bob have now come to my attention via Jane (not Bob who should have informed me long before any of this had taken affect).Bob claims that a lease was signed or agreed upon (at least verbally) for a discounted rent amount under the understanding that Jane would do some or all of the repairs.

While not a real estate agent, what I have seen is many people that go to open houses are essentially window shopping and do not really know what they want.

IMO, no, you don't need an LLC, but get insurance.If you choose to form an LLC, I don't care for internet form shops really.

I don't wholesale, but from what I have gathered generally wholesalers are working separately form realtors, they find their own deals, and shop them to buyers; no realtor needed.Andrew

My shop teacher flipped houses in the summer, he'd hire some of us kids to help in the summer, I'd say he did very well, fix and flip and buy and hold, I certainly don't have numbers as I had no clue then.First, I'd suggest you not begin by learning the big picture, as a teacher I know you understand that you really need a good overall knowledge in an activity before you specialize.You can really do anything you like, while the days during school might be busy, RE may only take a few minutes in an evening.
