We just don't really want to pay all commission upfront just in case tenant go dark.For tenant improvement allowance they were asking for $15/SF upfront and we were proposing 6 months free base rent (which is less than $15/SF) and they accepted it. 

We submitted the inspection proposal and will go forward with it.  

You do need a down payment, good credit and a home where the rents are equal to or greater then the proposed mortgage PITI. 

@Garrett Jennings If this is a seller you believe has some motivation to sell and get a deal done for both sides to come out with a win, I would consider proposing seller financing IF the seller is in a strong equity position at minimum in the property.

What you propose as a plan is called mortgage fraud.

Your proposal, I think, would be another example of that.

Does the proposal only apply to corporate landlords or also Mom and Pop landlords,  who  own say 4 or fewer units,  in its current form?
