When we have a police report, or a smoking violation, or a late payment, etc., we send a warning email to the tenant and copy the cosigner on it.

that's why your tenant has car insurance,, they should call police and issue a complaint,, none of your concern just pass the info on to them.

Then I called the police and complained about the jackoffs.Then I installed motion-sensing recording cameras both inside and outside and told the jackoffs I would have them arrested if they set foot on the property.Result: Jackoffs moved shortly.
