Id suggest that since you changed loan products, presumably without the permission of the seller, that you pay to get these items repaired so that you close and do not default on the contract.

Primary residence loans that are not the usual product backed by the government are called "non qualified mortgages" aka non-qm.non-qm providers can be more creative like using bank statements instead of pay stubs, but I can't think of anyone that does not do income verification.

Long term fixed rate loans pose less risks than short term floating or balloon products. 

Going into an offer thinking "I don't know why she would want to" isn't going to be productive.

Those brokers/agents have a very well thought out and defined plan.This is why some guru's say to go after new agents because they are easiest to shotgun low ball offers all over creation.

@Mark Cohen there are not insurance products that will insure against an under performing business operation.
