John, other than we know historically markets correct.. what are you seeing on the near horizon that would make a drastic market change in your area.. to me Ohio is finally digging out of being one of the hardest hit states in the country economically.. 

Afaik, Florida hazard insurance and title rates are higher than rest of the country.

- Jean Hi Jean, welcome to bigger pockets and the dmv real estate market, I strongly believe it can be one of the best markets in the country if you know where to invest, it definitely has its unique challenges being a low cash flow market but the appreciation here is very strong and prices in D.C. specifically have fallen so much recently you can pick things up at a 2019 or even in some cases 2018 prices (I just put an offer on something listed at arguably an 2017 price point.)

Correct me if I am wrong, but I am assuming that a family's friends immigrated from another country and they are all staying together now given what is happening throughout US, which if that is the case I will look into public records to see where the owner is receiving mail.

As someone mentioned, Idaho is a great market, I am particular to Eastern Idaho.

-Colinyes just google construction management inspections.. and then just have the PM put a construction lock box with a code on the  property.. no need schedule other than to tell inspector something is ready for inspection they don't have to be there.but the first one you should have done now.. to get the base line of what you own.. remember these houses are the worse of the worse that Morris is selling before what they attempt to do is rehab.. and as stated in many posts these rehabs are just lip stick get them basic and then get a low end tenant in .. that's what we have seen.remote rehab like this can only be done with a TOP notch company and I only know two in the country I would do this with and of course this is not one of them.. this is how it goes pear shaped.. poor thought process on the front end IE selling hoody homes and describing them like they are in great areas with great tenant base then absolute worse of the worse on the rehab to the point of no rehab at all being done.. so you need our own inspectors to keep them honest which they don't appear to be able to do on their own.

I've been investing for six years and I make enough each month that I could be financially independent for the rest of my life and live very comfortably most anywhere in this country.

I was then on an out-of-country trip for a month and half, and when we came back home at the end of Oct,  I learned that my unit was still on the market with the high rent amount from the initial listing.
