@James Orr if she collected an updated certified rent roll, got copies of all the signed leases, and got last two years of Tax Statements/Returns/Schedule Es she shouldn't need the Estoppel Statements, right?

Hi @James Orr,I call them nomads too. :)It'll be worth your time to have them working with a minimal overlays lender that can count departing residence rental income regardless of equity position or prior landlord experience. 

My guess is that will be the next defense someone tries in court after the recent Herminda case.

If there is defense industry or other major job sources that makes me feel more comfortable in my decision making process.Brian Mathews, I know know what your background is, but if you don't have military experience I would highly recommend not giving advice regarding military specific issues.

Adverse possession must have been accomplished where the true owner(s) can be aware of the use or taking of the property, the possession being open and continious.....which it probably was, but that must be shown, there are more requirements to be met, therefore more defenses for an owner.

I told him I would like to get another quote and he came off as very pushy and defensive about his contractor and the need to get this done as quickly as possible.
