Most brokers have a referral agency that is separate, but works with their primary brokerage.

Get with a good commercial broker and they can guide you through the process.

(This is reflected in your comments about suppliers seeing 50-60% decreases in their sales prices while retail prices have gone virtually unaffected)Not only will growers be limited to fewer potential customers, but I suspect that a lot of those who tried and failed to get into the industry on the retail side elected to enter on the  supply side for the time being in order to get their foot in the door.So, if my theory is correct, that would mean the current dynamic is causing the appearance of a much lower demand and a much higher supply than you would otherwise see in a completely laissez-faire economy.

That's what the listing broker told me and said I can ask for General Warranty Deed instead but that would put me at disadvantage against other buyers' offer. 

Payments from brokers to their agents are governed by the independent contractor agreement between the broker and the agent, not the listing agreement between the broker and the seller.

Each contractor sets their own price , and the customer either agrees and hires them of finds somebody else . 

I used to know all the hoops but that was wayyyy back in the 2006 / 2007.Real Estate agents, Lawyers and mortgage brokers are exempt from a lot of the hoops due the contention that these folks already had a bunch of oversight due to their NH License(s).
