Added access to the lake with a boardwalk going through the swamp and a nice dock and upgraded and refined some finishings, such as light fixtures, add missing trim, etc.

Is it better to just demo the bathroom and update(floor, paint, fixtures, vanity, etc.) then go up $100-150(still well below market) or only replace what was asked and rent stays the same? 

In my lease, I state that I charge $ 40/room AND $ 40 for a dirty appliance/fixture.

Flooring, Paint, and fixtures, are high ROI items for lower cost to rehab.
