There are just too many ongoing changes with tax code, so you really want someone is does it full time to make sure you are not missing something.

Hi, I'm about to make my first offer on a house.What I have analyzed so far(It will be an Airbnb type rental)- cashflow (for sure)- prices of comparable properties in the neighborhood- amount of property tax- amount of insurance- amount of utility cost- zoning- location, neighborhood- reading reviews of nearby airbnbs- neighbour properties and their future plans- rules for said property around STRWHAT DO I MISS????

I feel like I am missing something here... how can I have so much equity and not be able to access it when this is supposedly *the* method?

What are we missing that doesn't make this the best option for starting out?

I'm very familiar and comfortable with CA markets but they are so high I know I'm missing out.
