Ideally get a general contractor on-site is much better than your standard inspection.

I don’t know the rules, but after much consideration we gave our contractor the go-ahead to do it on a remodel of our two story primary residence in Sherman Oaks back in 2004.

,The whole point of physical due diligence, prior to signing the P&S is to have an inspector/contractor check out all systems, roof etc. to make sure they are good to go.

BP Members..I'm looking to establish a solid NJ Fix & Flip Team consisting of Realtors, Contractors, Title Companies, Attorney, UST search providers, Inspectors, Wholesalers, and other investors looking to collaborate.Mind you I am not starting from scratch. 

It also needs some other work and I am looking for a good contractor for the job.

As an electrician I would bet you have a good network of contractors around you or know how to do stuff yourself as well.

I am also currently working on networking and finding the right people on my team especially when it comes down to contractors, property management company, etc. 

Do I contact the owner and have the them reach out to a contractor for an estimate?
