House Hacking is the absolute best way to get started and is exactly how I am growing my portfolio out here in Colorado Springs.I agree with Olivia, that you will want to figure your numbers on as if you were not living there and would be renting the unit as a long-term rental.

CO is hot for us, last month I think we closed on roughly 65 units here in the CO area...

One downside is there is ever a problem they will tell there co workers about the problems.

The only question I have (and it may be a for an attorney) is if the co-mingling of funds would be a liability if a tenant ever sued for some reason? 

There are some commonalities from state to state, such as not co-mingling funds, but if you end up in court, the devil is in the details of the Georgia statutes.
