When the listing says: "Handyman special with TLC needed" you need to ensure you have a renovation budget, which I do not see in your calculator.

Rather than using a percentage I would again recommend you talk to a property manager or local investors and ask them what they budget for annual per unit expenses.

This is probably not what you want to hear but if you have not been able to afford even the minimum on your student loan payments you are not in a financial situation to buy real estate.It may be more useful to either increase your income, create a monthly budget that allows u to pay all of your bills and increase your savings, and/or sell any cars with loan payments and buy a beater car.
