@Peter Faulkner I am currently looking for a hotel opportunity as well, so I can’t speak to evaluating from experience, but at a basic level I would be looking at 2019 total revenue and expenses compared to the years prior, total number of rooms in the area, what local regulations are regarding Airbnb (so you know about future potential competition), hospitality tax rates in the locality and surrounding localities.From a business perspective I’d be looking for expenses I can cut with better efficiency.

We did that workshop as a more or less public service to the manufactured housing industry and we priced it as low as we could just to get as many people there as possible to share important information for sales personnel on what the new laws were that affected them, and to teach them technics and techniques to still be able to sell (legally) successfully despite the laws.Some of the people that attended had not even set up a basic Compliance Management System as required by Federal law, so they did end up spending more money with us for help in that area.

Markets define themselves...I was really just curious about the data...on a basic level we have boxes...lots of similar boxes...the value of those boxes is set by the market...meaning folks are willing to pay more for some boxes than others...because of location, condition, access to stuff, etc, etc.

I just don't see a market having that large of a base of rental investors right now.What I think is more likely is that if your market is getting 6-10 offers on an REO then I would say there is a good chance that the flipping houses model is NOT broken in your market.

It makes me wonder if there's also a way to lock a hot water heater's temperature dial so this cannot occur from the temperature dial being changed without a tenant's knowledge (such as a MF property that has all the water heaters in a basement common area).
