Have you driven around to active job sites and introduced yourself and asked for the GC? 

The surrounding towns outside of indianapolis (ie Franklin, Shelybville, Lebanon, etc) have a tremendous amount of growth...this is driven by logistics and supply chain, utilizing the expanse highway network that intersect in Indy, thanks to post-pandemic demands for overnight shipping. 

Some people -- despite the rule against making a heart-driven decision -- can only buy an investment property that they would personally want to live in.

Sometimes they'll have seminars that are local, but not broadcasts so that can help.Unless you are doing something very unusual that is really local driven, than nationwide lenders are probably fine in many cases.
