Start with a house-hack, then think about the second one once you feel like you got a handle on it, work your way toward distressed properties, flipping, etc.

It usually varies by county....eg Maricopa county (Phoenix area) handles the liens differently than Pima county (Tucson area).

The fact they don't teach these things in grade school baffles me...I've met so many people throughout my life who are at a disadvantage because no one taught them good money handling practices and they spend every dime they make.

Another option is to let it go under contract, then step in and demand I be paid my full commission at closing.How would you handle it?
