Getting your head above water as a real estate agent is a tough one.

Is the current boiler steam or hot water ?

My capex budget includes, roof, floors, hvac, appliances, hot water heater, exterior paint, bath and kitchen remodel, etc.

After a month we had to replace the water boiler but my broker negotiated with the seller to pay for home appliances insurance and it was covered, however, we were aware since the home inspector pointed it out that it is old and may need to be replaced.

This unit has an electric water heater, so the main concern with water is specifically HOT water.This is out of town for me, in a southern state that's an AC-dominant area.

Utilities (e.g. water, electricity): is $300 / month a reasonable estimate? 

Are City utilities available for your site, if not, would you the developer be fully responsible for the cost of extending Water/Wastewater to your property? 

@Adib Rahman Depending on the configuration you might be able to get a gravity pump or lift pump (not sure what it’s actually called) for the bathroom fixtures that will pump the water up to the level it needs to be at to flow into the pipes.

I'd have to check with the city about available water supplies and with the gas and electric utilities.I've never "bootstrapped" a business like this, so I'm looking for all the input I can get.
