The consensus view is that there's less inventory but fewer buyers in the winter and more houses on market in summer and more buyers.

You can view pictures, descriptions, square footages,etc.  

I hate wasting people's time so I don't even view property unless it's close to my criteria. 

Cap Rate--in my view--is limited to deals where full time management & maintenance personnel are part of the deal.

I suggest viewing any open house, in your target market, get as much info from the List agent about what the Seller improved, how they came up with the value.
